Why Some Homes Sell in Days While Others Sit

One of the questions I hear most often is, “How is the market?” The honest answer is: it depends.

Local context changes everything

A home in Beaverton's Murrayhill area recently went pending in about four days and sold above asking. At nearly the same time, another attractive Portland Metro home remained on the market for more than 120 days before being offered for lease.

Days on market can mislead

The longer-market property had accepted an offer contingent on the buyer selling another home. When that sale did not happen, the transaction fell apart and the property returned to the market after valuable time had passed.

A single number rarely tells the full story.

Pricing still matters

Today's buyers watch affordability and monthly payments closely. Homes positioned appropriately for their current micro-market tend to generate more interest and stronger offers.

There is not one housing market. Neighborhood, price range, condition, and timing can create very different outcomes just a few miles apart.
